    Our approach to selling homes is simple: full service. We’re there every step of the way with high quality tools, multi-faceted marketing techniques, stellar communication, and seller support.

    Obligation-Free Market Analysis

    We’ll come to your home and perform a thorough, complimentary Comparable Market Analysis (CMA) to determine what your home is worth in the current market.

    Is your next door neighbor selling, too? We’ll take into account the current competition, future competition, any recent improvements, and any improvements you plan to make before listing.

    Advice for Improvements

    With more than twenty years’ experience in Rochester real estate, we know what buyers are looking for. There are many improvements that can be done with little cost and effort. From updated light fixtures, to interior decor, to catching up on maintenance, the small details add up quickly for a big impact to set you aside from the competition. On the other hand, some sellers do too much, and don’t gain a return from the money they invest in improvements. We encourage sellers to call us before they find themselves in this situation. It can be as simple as de-cluttering, rearranging furniture to make a room appear larger, or hanging a framed mirror in a bathroom.

    We will advise and arrange improvements to make a difference in final sales price. Is your home already in tip-top shape? Do you prefer to put it on the market as-is? Do you need a handyman or cleaning service to help? No problem. We’ll arrange it.

    Detailed Showing Brochures

    Some buyers can look at upwards of fifteen homes in one day. Our custom-tailored listing brochures are detailed and thorough with color photos and informative text so that your home isn’t quickly forgotten. The custom listing brochure information is also posted on several websites so that internet shoppers have access to selling homes.

    Multi-Faceted Marketing

    According to the National Association of Realtors, 90% of homebuyers start their home search on the internet. This is why we share your home’s details online, creating shareable Facebook albums and custom-tailoring information on third party sites like Zillow, Trulia, and Realtor.com.  A high quality “For Sale” sign will be posted in the front yard with a weather-proof brochure box for buyers who pass by and want more information. In addition, we disagree that print advertising is dead. We advertise our listings at least every other week in the Rochester Post Bulletin as well as in the Real Estate Buyer’s Guide, a local publication distributed throughout Rochester and surrounding communities in high traffic areas.

    With over 90% of home buyers using the internet to search, photos are extremely important for selling homes. If your home doesn’t stand out online or in the printed flyers, you may not get buyers in the door. We help get every room in tip-top shape, then bring in a professional photographer to take well-lit photos that will showcase the home at its best.
